| GUIDELINES FOR TENANT
INCENTIVE 08-10-2009 |

Definitions:
Normal Business Hours are Monday thru Thursday 8:00a to 6:00p (Holiday
verification days can be confirmed with Landlord)
Office Location is 94-1036 Waipio Uka Street Suite 110, Waipahu (click
for driving directions)
For purpose of these guidelines "Landlord" is Aloha Paradise Realty Inc.
or it's representative
For purpose of these guidelines "Tenant(s)" is/are that/those person(s)
who have signed the Rental Agreement for a particular property (in cases
where there are multiple tenants the Landlord cannot credit individual
adults, credit will be as a whole, individual adults will decide how to
'split' credit amongst themselves)
For purpose of these guidelines "Property" is that residence a tenant
occupies under the Rental Agreement
Credit is $100.00 (one hundred and 00/100 US dollars) given one time per
month to two tenants/properties
Incentive:
Beginning September 30, 2009 Aloha Paradise Realty Inc. will be offering
an incentive of a $100.00 (one hundred dollars and 00/100) per winner x
2 winners per month, open and available to all tenants of those
properties that the Landlord is managing.
Should a tenant bring in or mail their rent to the office, either in the
form of a cashier's check, money order, personal check or credit/debit
card (all credit/debit card transactions are required to pay a
convenience fee; click
for more information or contact Landlord with any questions or concerns)
during business hours on the last business day of the month prior to the
month the rent is due they will get one entry.
Once rent has been received according to the guidelines posted here a
entry coupon will be generated. Each entry coupon will be dated and will
be valid for one year (or 12 drawings) from that date. Tenant's control
number will be recorded on coupon. Should a tenant bring in multiple
post dated checks the entry will be created on the last business day of
the month each month a check is on hand for. Multiple entries cannot be
placed immediately upon receipt of post dated checks. If at any time the
tenant would like to see the number of the coupon for the entry for
their record they are welcome to request it from the Landlord.
Should a personal check bounce or funds not be honored for any reason
the entry is void. Bringing in funds (as required by your Rental
Agreement) after notification of funds not being honored will not allow
the entry to be replaced.
Drawing will be held at the office on the 10th calendar day of each
month OR the first business day after the 10th calendar day of each
month whichever is sooner.
Winner will be notified by phone of the $100.00 off their next month's
rent!
In cases where there are multiple tenants in one property and rent is
received in "parts" or with more than one check a single payee cannot be
entered in the drawing unless the full rent is paid as described above.
In the same instance, should a tenant win the $100.00 credit it will be
decided among the tenants how to or if they will split the winning
amount and vary their "portions of rent" accordingly.
Credit will be given monthly of $100.00 per property. There will be two
winning properties per month. One Property cannot be credited more than once in a
three month period. One Property cannot be credited more than three
times in a twelve month period. Once an entry has won the winning ticket
will be recorded and disposed of.
Winners will be posted on this site and at the office (for the previous
12 month period) by control number (found on page one of your Rental
Agreement) to protect tenant privacy.
Should a tenant move out of a property managed by the Landlord each
entry will still be honored for one year from date on coupon. It is the
tenant's responsibility to make sure Landlord has current contact
information to be able to provide a gift certificate to tenant for the
amount of the credit. Should Landlord NOT have current contact
information (valid phone numbers), another drawing will be held within 24 hours of date of
original drawing to replace the winning ticket. The unreachable
ex-tenant's ticket will be void.
Guidelines will remain posted on this site and at the office. Guidelines
are subject to change without notice. Incentive can be terminated at
Landlords option without notice. This incentive dated August 10, 2009
will replace the "Tenant Incentive" form included with the Rental
Agreement Addenda. Any amendments will be posted as made. If you have

| Example. For Rent due January 2009 rent would be required to be in
on the last business day of December 2008. Taking into consideration
holiday schedules and posted business hours that would require the
tenants check to be in the office no later than 1:00pm on December 31,
2008. Once the rent had been received a coupon is generated for entry.
The date the rent was received as well as the control number will be
entered on the coupon. The coupon will be placed in the drawing
container. On January 10, 2009 the Landlord will pull an entry from the drawing container.
If the winning entry has not one already once in the past three months
or more than three times in the past twelve months it is considered a
winning ticket and the tenant is notified. If it does not qualify for
either reason it is returned to the pool of entries. Another ticket is
pulled in the same manner until there are two winning tickets. The
credit will be applied toward February's rent. Should the tenant's
contracted rent be $1,500.00 for the month of February a check should be
remitted in the amount of $1,400.00. Should the tenant have a post-dated
check on file the check should be amended and re-submitted for February,
otherwise the check to the tenant will be mailed on the first business
